Summary: The Maintenance Technician is responsible for performing a variety of maintenance duties including routine maintenance requests for plumbing, electrical, appliances and heating and A/C repairs, etc. This position also requires you to work in vacant apartments to perform maintenance to prepare the apartment for a new occupant.
This position will require you to work on the lawns, or any other area of the property that needs maintenance or repairs.
This position REQUIRES snow removal duties which may include shoveling, salting, plowing, etc., These activities may be required at various times and may include weekend hours.
This position requires the employee to be on-call for maintenance emergencies on a rotating schedule and to participate in snow removal during the winter months. Applicants must have access to a reliable vehicle for use during work hours to move from job to job.
Living on-site is not a requirement for this position if you are able to respond to a call within 15 minutes, but discounted rent may be a possibility as part of total compensation package. If discounted rent is requested, the hourly wage will be reduced .
Essential Functions:
- Handle routine and preventative maintenance to maintain the physical integrity of the property and all units at all times.
- Effectively handle resident service requests and work orders, working to complete the work needed within 24 hours when possible.
- Work as part of a team to prepare vacant apartments for occupancy,
- Communicate with resident and office staff after completing/pending service requests and ensure all apartments are in clean condition when work is completed.
- Make management aware of any physical unsafe condition and or repair immediately if necessary.
- Maintain awareness of the physical condition of the property and immediately correct unsafe conditions.
- Comply with company set policies and procedures.
- Comply with all safety policies and procedures relating to performance of tasks, use of products or supplies and incident reporting.
- May be required to perform work in different areas of the property, such as unit turns, lawn care, cleaning, as directed by the supervisor.
- Responsible for staying up to date on required training.
- Responsible to help with all snow removal activities, which may include OT hours and weekends.
- Other duties as designated
Skills:
- HVAC certification preferred but skilled in HVAC necessary
- Skilled in all phases of apartment maintenance.
- Able to perform plumbing repairs, minor electric repairs, appliance repairs, heating and A/C repairs, painting, drywall, etc.
- Carpentry skills are required.
- Good written and verbal communication skills.
- Ability to read and understand a Safety Data Sheet “SDS”.
- Must be available to handle on-call emergency services after hours, on a rotating schedule.
- Must possess strong problem solving, organization, written and verbal communication skills, with the ability to meet deadlines and develop good communication with residents and staff.
- Must be able to climb stairs.
- Must be able to climb ladders inside and outside
- Must be able to lift and carry 50+ lbs.
- Valid Driver’s license
