Asset Manager – Healthcare Real Estate Investment Trust (REIT)
Community Healthcare Trust Inc. (NYSE: CHCT), a leading Healthcare Real Estate Investment Trust (REIT) headquartered in Franklin, Tennessee is seeking an Asset Manager to join their team. This position will be part of a team that supports Asset Management, Property Management, Leasing, Business Development and Acquisition functions.
The role of Commercial Properties Asset Manager is multi-disciplinary in function and plays a key role in enhancing and protecting the value of CHCT assets by overseeing the administrative, financial, and strategic performance of specific properties and regional portfolios. The role requires high relational intellect and strong financial, analytical, and modeling experience to successfully manage asset performance and collaborate with other Asset Managers.
Community Healthcare Trust (CHCT) is a healthcare real estate investment trust that focuses on owning income-producing real estate properties associated primarily with the delivery of outpatient healthcare services in our target sub-markets throughout the United States.
· Manage the day-to-day operations of a growing portfolio of assets with a focus on financial performance balanced with tenant satisfaction.
· Daily oversight of property management processes, driving tactical and productive conversations with our third-party property managers, service providers, and stakeholders.
· Key focus areas: ensuring tenant/landlord lease compliance, asset value preservation, positive relationship management, compliance with local and national authorities; assisting with the optimization of asset management business processes
· Demonstrate excellent problem-solving skills with diverse stakeholder groups
· Formulate and manage assigned portfolio’s operating and capital budgets
· Provide analysis of property operating expenses, capital commitments, and other relevant operational initiatives to measure performance
· Assist in the analysis of operating expense estimates and reconciliations
· Track and monitor projects relevant to tenant improvement and capital expenditures ensuring projects are delivered on time and within parameters
· Provide customer service and relationship management to both internal and external customers and stakeholders; act as critical point of contact for tenant questions and requests,
· Directly support leadership relative to special projects and assignments
· Assist with tenant collection efforts as needed
· Assist in maintaining an effective and efficient control environment
· Support acquisition due diligence, new tenant orientation and coordinate strategic planning relative to property needs to ensure appropriate site action plans and budgets are prepared post-acquisition
· Collaborate with other asset management team members focused on marketing, leasing, construction/improvements, and acquisition onboarding
· Compile, manage, update, and/or improve routine reports, processes, and dashboards, including:
o Monthly Project Accruals
o Quarterly Income Statement Analysis
o Monthly AR
o Preventative Maintenance Schedules
o Third Party Management
o Due Diligence/Acquisition On-boarding
o Tenant Improvement Oversight
· Due to the nature of the role and the facilities we support and manage, there is expected travel up to 20% and some after hours/weekend responsibilities.
· Must possess attention to detail with strong organizational skills and an energetic work-ethic
· Ability to accurately manage multiple tasks simultaneously in a fast-paced unstructured work environment while managing conflicting priorities
· Must have a “can-do” attitude with proper professional communications etiquette (both written and verbal)
· Strong interpersonal skills and take pride in results
· Expertise with Microsoft Office Programs, particularly Excel
· Eager to learn and grow, both personally and professionally
· Bachelor’s degree, Accounting, Finance or Business preferred
· 5 years commercial asset management, regional property management or similar management experience; healthcare a plus
· Yardi Voyager and Elevate experience desirable
· Prior analyst position in real estate or corporate accounting preferred
Compensation commensurate with experience with significant alignment of interest through elective equity compensation program. We also offer a benefit package including medical, dental, vision, 401k, bonus program, equity participation and approved continuing education/professional certification reimbursement.
