JOB QUALIFICATIONS
Key Job Qualifications:
· Minimum ten (10) years in the construction business with five (5) years consecutive job experience as a Project Manager
· Knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources
· Sound financial analysis and budgeting skills
· Strong relationship-development skills resulting in long-term, mutually beneficial client relationships
· Ability to establish and maintain effective relationships with widely diverse groups, including individuals at all levels both within and outside the organization and gain their cooperation.
· Ability to organize, motivate, mentor, direct and evaluate the work of others
· Self-motivated; able to work both independently to complete tasks and respond to department requests, as well as collaborating with others to utilize resources and knowledge of others in identifying quality solutions
· Strong organization, planning, and project management skills, ability to prioritize tasks for both self and team to meet business requirements and deadlines
· Ability to work in a time-sensitive and high-volume environment
· Knowledge of design techniques, tools, and principles involved in the production of precision technical plans, blueprints, drawings, and models
· Knowledge and ability to utilize company-adopted software: Builder Trend, AutoCAD, Bluebeam or other take-off software, Microsoft Suite including Excel, etc.
Essential Duties:
· Oversee construction project from start to finish. Meeting project timelines, while delivering a high-quality product and
· Develop/Review project scope of work for completeness
· Assist design department to develop plans and specifications to include as much detail as possible to reduce client/sub-contractor confusion.
· Develop project budget using estimating tools
· Keep client informed of project status with the .
o Conduct milestone and routine client meetings to review project status and needs
o Post daily logs on regular basis (or assign to others) at least weekly or anytime there is a meeting with client or sub-contractor.

· Manage budgets, schedules, vendors, site designs, material ordering, progress monitoring, project completion and closeout.
· Develop change orders by getting associated labor and material costs. Finalize into change order form and provide to home owner for approval.
· Review selections/allowances, receive approval, and properly close out expenses.
· Proactively identify potential risk issues and collaborate with the subordinates and manager to develop a preventative action plan to address them
· Provide problem solving resolutions and create good working relationships between the client/customer and field team
· Coordinate with the vendors/subcontractors to perform construction activities and furnish materials for an assigned project. Develop scope and contract, review proposal for accuracy, issue PO’s, schedule work, and approve invoices upon completion.
· Execute field team operational procedures to ensure consistent and continuous compliance by all employees and vendors with company safety and regulatory requirements, standards and protocols
o Confirm tailgate safety meetings on various topics are being completed on a regular, return to HR.
o Inforce established safety rules and regulations and maintain a safe and clean environment.
o Confirm employees have and are properly using safety equipment
· Review and approve project expense requests, purchase orders, timesheets, and vendor invoices
· Review close-out packages to ensure all pertinent documents are present and responsible for properly archiving the job/project close-out
· Oversee quality control at all stages of the project
