Position Highlights: The Construction Manager will manage field superintendents, the various trade crews and subcontractors and vendors in the construction and rehabilitation of single-family homes - from site preparation to final walk-thru and inspection
Position Responsibilities:
- Must be experienced in the construction of new homes under FL building codes
- This is not a field superintendent or foreman position; it is a higher level job
- Coordinates all phases of new home construction. Estimates jobs, schedules field superintendents, subcontractors, material delivery and internal or third-party inspections to ensure timely construction of new homes.
- Identify pertinent Local, County, State, and/or Federal government regulations and general code requirements, ADA requirements, permitting processes and requirements, and accepted building practices, materials and techniques.
- Communicates and reports status regularly with applicable corporate office personnel and client as needed. Communicates and enforces cut-off dates in the construction process.
- Performs daily quality control inspections on jobsites to ensure product is progressing in compliance with program plan, local community codes, building codes/practices, and safety regulations.
- Responsible for operating within budget. Reports issues/variances, reviews and approves vendor and subcontractor invoices for processing by AP.
- Attends Pre-Construction meetings with client to document any change orders and discuss daily activities.
- Maintain safety on projects with adherence to OSHA safety standards
- Responsible for keeping all parties of the contract informed of clarifications and interpretations as required for proper execution of the contract.
- Responsible for preparing home, scheduling and conducting all walk-thru inspections.
- Other Duties as assigned.
Position Qualifications:
- High school diploma required. Bachelor’s degree in Construction or related field preferred.
- A minimum 5 years’ experience as a construction manager with a single-family homebuilder, prefer local market experience and local knowledge of subcontractor network.
- Experience in overseeing and managing local construction office, field superintendents, project coordinator and administrative staff
- Industry references required.
- Demonstrated customer service experience and excellent communication skills
- Ability to work with a variety of professionals and clients and adapt communication as needed.
- Strong organizational skills with the ability to prioritize multiple tasks with high quality results.
- The Candidate must be able to conduct themselves in a professional manner at all times primarily as it relates to interactions with fellow employees, clients, vendors and, others whom assist us in our operations. Additionally, the Candidate is expected to ensure their attire is in accordance with company and client dress codes as required.
- Candidate must possess excellent communication skills to include written, oral and, interpersonal skills.
- Proficient use of technology and all major office-related computer applications, including word processing, spreadsheet (Microsoft Office or similar) are required. Further the applicant must be comfortable with cloud-based applications, not merely computer-based ones. Additionally, training on company specific software will be required therefore, the Candidate must be willing and committed to learning and becoming proficient in new software programs quickly.
- Carrying or handling materials may be necessary.
- Must be willing to travel to job sites in the regional area
- Must be authorized to work in the U.S.
