Hourly Maintenance Position
Experience: At least 5 years experience in high rise building or residential maintenance preferred.
TRAVEL REQUIRED: MAINLY WITHIN THE LEHIGH VALLEY. AVERAGE TRAVEL PER WEEK IS APPROXIMATELY 10 - 20%.
Diagnoses and performs routine maintenance/repair, as directed, involving the following on a daily basis:
- Electrical and plumbing (including water heaters and circuit breakers).
- AlC installation and heating systems. PTAC Experience preferred
- Appliances (when applicable).
- Water irrigation systems (Fire Pumps).
- Stairs, gates, fences, patios, railings.
- Tile, carpet, flooring (when applicable).
- Interior/exterior lights.
- Doors, cabinets, windows (including balancers)
- Boiler, gas and electric.
- Door locks (removal and installation)
- Security systems (where applicable).
- General Carpentry, Drywall Repair and Painting.
- Foundations/Sidewalk/Concrete.
- Ice and Snow Removal (where applicable)
- Lock out elevators to provide access for move-ins, move-outs & deliveries
- Provide daily maintenance, inspection and upkeep of the buildings and grounds to eliminate potential health and safety hazards
- Maintain to management a written schedule of days off, vacation and needed personal appointments
- Attend necessary training workshops and seminars requested by management, HUD and/or PHFA
- Perform various clean-up tasks as required
- Work with on-site maintenance staff to develop skills according to property needs and procedures.
- Maintain a positive attitude as well as conveying the Bethlehem Area Moravian Philosophy daily.
- Required to work at offsite locations
- Required to serve on call rotation
- Inspects and helps coordinate all needed make-ready repairs and services. Assists make-ready staff as required to meet deadlines.
- Reports all major repairs and need requisitions to maintenance staff and Site Managers: prior to any expenditure of funds.
- Change locks and make keys.
- Removes and transfers heavy appliances and equipment from storage area to apartment as circumstances warrant. Assists in moving abandoned furniture, appliances, etc. to dumpster when necessary.
- Be knowledgeable of inventory levels of spare parts and supplies and inform management of shortages.
- Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstance: warrant.
Required to wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate.
Weekends as circumstances warrant; on-call on a rotating basis and or emergencies.
Equipment/Machinery Tools: An associate in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:

User-Moved Aids
Mechanical Equip.

Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
Average Time on feet: 98% of workday.
