Part-Time Self-Storage Facility Manager

Job Summary
Assists the Property Manager in the management of the Company’s single site, self-storage facility. Responsibilities involve a full range of property management functions, including, but not limited to, marketing and leasing, rent collection, facility inspections, renter relations, and project management. Work is performed onsite, at a La Crosse self-storage facility.
Primary Job Duties and Responsibilities
A. Markets and leases current and projected vacancies. Responsibilities include preparing advertisements, fielding inquiries, showing units and completing rental agreements and related paperwork.
B. Monitors renter activities for compliance with lease terms and rules; prepares and delivers written warnings and notices.
C. Conducts facility inspections on an established, routine schedule; initiates action to correct maintenance deficiencies noted during these inspections.
D. Determines specific facility service contract requirements. These could include some or all of the following:
a. Snow removal
b. Landscaping & grounds maintenance
c. Pavement sweeping & maintenance
d. Building repair & maintenance
e. Extermination services
f. Auction services
g. Storage unit clean outs
Develops scope of work, solicits bids, evaluates proposals and monitors contractor performance. Periodically reviews performance specifications and recommends modifications for subsequent contracts.
E. Handles renter communications. Takes action on all complaints and maintenance requests from renters.
F. Facilitates the collection process; prepares and delivers delinquency and legal notices. Initiates auction and legal proceedings, including small claims actions for money.
G. Manages a wide variety of facility projects associated with corrective and preventative maintenance.
H. Performs such other duties as may be directed by appropriate authority.
Job Qualifications
Education: Minimum of a High School Diploma or equivalent.
Experience: Previous customer service and sales experience required. Prior property management and/or real estate experience preferred, but not required.
Special Skills: Familiarity with a computer; knowledge of Microsoft Office Suite and Internet Explorer. Exemplary oral and written communication skills.
Physical Requirements
Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to tour the facility, complete physical inspections and show storage units. Be able to effectively communicate with renters, supervisors, contractors, etc. Must be able to lift a minimum of 50 lbs.
Other Requirements
Must have the ability to work 25 hours per week. Standard work hours are Monday – Friday from Noon–5:00pm. Some nights and weekend hours, while rare, may be required.
A clear pre-employment background check is required – including a negative drug screen and a clean driving record.
Compensation Package
This part-time employment opportunity qualifies for the following compensation package:
· Hourly rate of pay: $18.00.
· Simple IRA with matching 3% employer contribution – eligible after 90 days of full-time employment.
