Chroma Property Management is a residential property management company based in Portland, Oregon. We manage single family homes and apartment complexes for property owners and investors throughout the Metro area. We are a fast-growing company and have an immediate, full-time position available for a Licensed Property Manager.
This position entails:
- Overseeing a portfolio of single family and multi-unit rental properties.
- Managing the leasing process, including coordination with our leasing agent, approval of tenant applications, and drafting rental agreements.
- Core property management tasks including coordinating and issuing rent increase notices, conducting annual property inspections, sending tenant’s notices, and conducting move-in and move-out inspections.
- Interfacing and communicating with owners on an ongoing basis.
- Responding to tenant inquiries and resolving day-to-day issues.
- Working closely with our maintenance coordinator and vendors to ensure necessary repairs are handled efficiently and successfully.
- Maintaining properties by investigating and resolving tenant complaints and enforcing rules of occupancy.
Skills:
- High degree of knowledge regarding rental regulations in Portland and the State of Oregon, including: the Oregon Landlord Tenant Act, Senate Bill 609, Portland Mandatory Rental Relocation Assistance, and Portland FAIR Ordinances.
- Working knowledge of lease agreements and property management legal documents.
- Strong, proactive written and verbal communication with owners, tenants, senior management, and external parties as needed.
- Strong technology skills, including property management software and web-based leasing and maintenance systems. Specific software includes Buildium, TenantTech, Property Meld, Tenant Turner and Google Workspace.
- Comfortable navigating complex situations and resolving conflict in a timely and self-directed manner
- Problem-solving to find effective solutions for a variety of potential issues.
- Incredibly high attention to detail and ability to track and resolve issues to completion while maintaining shifting priorities.
- General understanding of how the physical systems and appliances in properties operate.
Experience:
- Must be a licensed property manager in the State of Oregon. License must be active and in good standing with the Oregon Real Estate Agency.
- 2 years minimum of residential property manager experience required.
- Bachelor’s degree in business, real estate, accounting or finance preferred.
- Generating leases, rent increase notices, and other standard property management documents. Experience using TenantTech and Multifamily NW forms is a plus.
