The Maintenance Supervisor is responsible for coordinating and supervising the work of the maintenance team while performing a variety of maintenance tasks and preventative maintenance in and around the apartment community.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsibilities
- Schedule and complete preventative maintenance checks.
- Add proven improvement processes to all Preventative Maintenance and Turn schedule
- Work within expense limits established by the Company and assists in developing an annual budget and turn budget for the maintenance categories.
- Assists with the bid process for capital projects.
- Maintain inventory controls for cost effective operations.
- Read and comprehend maintenance manuals, service bulletins, and other specifications to determine the feasibility and method of repairing or replacing malfunctioning or damaged appliances.
- Responsible for the completion of all maintenance service requests as assigned within 24-hours and closed out in the system.
- Complete make-ready process of vacant apartments as directed to include oversite of painting and cleaning if required, this includes implementing a successful turn.
- Monitor all work being performed by outside contractors
- Ensure that all contracts and scopes of work are filled out correctly, with all proper documentation attached before any contracted work being performed on asset..
- Monitor and maintain all building systems as assigned.
- Responsible for alerting the Property Manager of any unusual occurrences and/or damage that has taken place or that may occur.
- Complete weekly vacant unit by unit inspection
- Complete quarterly unit by unit inspections.
- Ensure grounds and curb appeal are maintained which may include picking up trash, sweeping, pressure washing, clearing and cleaning dumpster area and maintaining landscape.
- Assure safety standards are used which comply with all Company guidelines and reports all violations of the law and/or lease agreement to the Property Manager.
- Supervise and work annual TURN period to make-ready apartments before new students move in (July 25-August 20)
- Complete time worked and mileage reimbursement records in a timely manner.
- Maintain a professional, courteous manner with all residents, parents, vendors, contractors and fellow employees.
- Ensure compliance of all work-related activities in fair, ethical and consistent manner.
- Follow established Company policies and procedures.
- Arrive to work as scheduled and prepared.
- Any other task as assigned.
Qualifications
- Experience: Two to Four years related experience and/or training
- Valid State Issued Drivers’ License
- Must be able to climb ladders while adhering to OSHA standards
- Preferred Certificates & Licenses: Current HVAC Certification (EPA Level II or Universal) and/or Certified Pool Operator (CPO)
- Must have reliable transportation. A truck or van is preferred.
- Must be able to pass a drug test and background screening.
- Other Requirement: Authorized to work in the United States
