Basic Purpose: Toserve the residents of the Atrium Community and ensure they are living in a safe and well-maintained environment. To ensure the continued safety of our residents, visitors, and staff members. To uphold the mission statement of the Atrium and treat everyone with compassion and respect as well as a standard of quality in food, appearance, and overall atmosphere.
Job Summary: To assist the maintenance team/supervisor in the repair and upkeep of the facility, grounds, equipment, and all other duties as assigned. To maintain the facility and grounds to the Atrium, OSHA, and Fire Department standards.
Qualifications:
· High School Diploma or equivalent
· Minimum of 1-year maintenance experience in a hospital, skilled nursing, assisted living, or other related facility
· Some basic computer skills prepared

Duties and Responsibilities:
· Compliance with all Atrium policies, procedures, rules, and regulations
· Prepare rooms for new admissions and other room changes in a timely manor
· Assist in preparing staged rooms for sales/marketing department
· Hang pictures for resident rooms
· Assist outside contractors with access to facility/grounds when necessary
· Communicate any issues with rooms, equipment, facility, or grounds immediately.
· Ensure that the Atrium is kept up to code and meeting company standards
· Order or purchase equipment, and other supplies when necessary
· Replace burned out light bulbs
· Perform cleaning duties wherever necessary
· Service heating and cooling units/systems
· Complete preventative maintenance on equipment as necessary
· Keep accurate records of maintenance performed
· Report equipment malfunctions/breakdowns to supervisor immediately
· Perform routine maintenance on grounds, park areas, driveways including: cutting, trimming, sweeping, shoveling, and salting
· Perform routing maintenance repairs on facility and equipment such as but not limited to: plumbing, plastering, painting, electrical, carpentry, and mechanical.
· Keep potentially hazardous material and equipment out of reach of residents at all times.
· Perform all maintenance in a safe manor at all times, including the safety of our residents, visitors, and other staff members.
· Know and follow all facility policies and procedures
· Store supplies in a neat, clean, and orderly manor
· Use required protective equipment and supplies at all times
· Follow infections control standards/policies
· Dispose of refuse daily in accordance with policies and procedures
· Properly use/refer to MSDS when necessary
· Attend all staff meetings and trainings as directed
· Maintain confidentiality of resident information
· Honor the residents’ personal and property rights including knocking before entering a resident’s apartment.
· Act politely and respectfully in all interactions with residents, visitors, and staff members while using effective communication and maintaining a positive, professional attitude.
· Perform fire, severe weather, and elopement drills as required.
· Assist in testing of facility systems including but not limited to: fire alarms, smoke detectors, emergency equipment, lighting, call systems, and other systems as assigned
· Assist in the safety and evacuation of residents during emergency situations
· All other duties as assigned
Physical Requirements:
- Requires considerable walking, standing, and climbing (including ascending or descending ladders, stairs, scaffolding, ramps and more using feet, legs, arms and hands.)
- Considerable lifting up to 40lbs, with occasional pushing and pulling up to 100lbs.
- Must be able to push, pull, move and/or lift a minimum of 25lbs. to a minimum height of 3 feet. Must be able to carry a minimum of 25lbs to a minimum of 3 feet.
- Requires frequent stooping, kneeling, crouching, twisting and considerable reaching and handling.
- Requires alertness, creativity, imagination, initiative, patience, problem-solving, and good judgment.
- Exposure to potentially dangerous equipment if improperly used.
- Exposure to chemical/cleaning solutions.
- Estimated 75% inside work, 25% outside work.
