- Monday-Friday 8AM-5PM with potential for over-time

Job Description:
We are seeking an energetic, motivated individual to join our team as a Property Maintenance Technician. In this role, you will address common maintenance issues across multiple properties, performing repairs and installations as well as recommending skilled trade vendors as needed. You must be able to address common property issues, including electrical, plumbing, and HVAC. Our ideal candidate has several years of professional experience in property management and maintenance, along with reliable transportation and a flexible schedule to respond to emergencies as they arise. Our portfolio is comprised of Single-Family Homes, Multi-Family Homes, and Apartment Complexes throughout Louisville, Southern Indiana and surrounding areas. Other specific duties will be assigned under the direction and supervision of the Maintenance Director.
Essential Activities:
- Perform routine and scheduled maintenance across multiple properties.
- Perform repairs, installations of fixtures and appliances, and replacement of damaged systems.
- Diagnose and repair problems with building heat, electricity, appliances, and water systems.
- Treat the residents, vendors, and other staff members with respect and courtesy.
- Provide information to the management team for determination of whether repairs are normal wear and tear or caused by damage or neglect from the tenant.
- Document and bill for work orders onsite when completed in billing software.
- Report any remaining maintenance issues to the coordinator.
- Assist the Maintenance Director in controlling expenses.
Related Qualifications:
- Must be able to work independently and effectively in a team environment.
- Prefer 2 Years experience in HVAC, Plumbing, or Electrical
- Complete tasks/work orders in an orderly and timely manner
- Friendly and positive attitude
- Customer service oriented
- General knowledge in maintenance repair & service
- Previous maintenance experience/prefer some prior apartment maintenance experience
Requirements:
- Valid Driver’s License
- Be able to provide basic tools for personal use.
- Ability to carry out work assignments without direct presence of the supervisor.
- Ability to work effectively with other facility and maintenance technicians, property manager and others.
- Effective communication and interpersonal skills for understanding directives and for maintenance problem solving.
- Willing to submit to a background check.
- 2 years as a Field Technician, Service Technician, Handyman, or General Contractor
- 2 Years experience in HVAC, Plumbing, or Electrical
- Physical ability to bend, crouch, and lift objects throughout the workday.
