We are a locally-owned Nashville-area developer currently seeking Real Estate Project Manager to join our development group. This position will be based in our Nashville-area office and will required periodic travel to jobsites in the Birmingham area.
The Real Estate Project Manager is responsible for planning, executing, and finalizing retail real estate development projects according to strict deadlines and within budget. This includes obtaining permits, coordinating with architects and contractors, coordinating retail tenant requirements and ensuring compliance with zoning regulations and building codes.
Key Responsibilities:
- Feasibility: Assist in feasibility analysis, pre-close process. Work alongside company leaders in creating and reviewing feasibility.
- Permitting and Approvals: Coordinate with local authorities, obtain necessary permits and approvals, and ensure compliance with zoning regulations and building codes.
- Budget Management: Develop project budgets, track expenses, and manage costs throughout the project lifecycle.
- Contractor and Vendor Management: Solicit bids, select contractors and vendors, negotiate contracts, and manage relationships to ensure quality work and adherence to project timelines and budget.
- Construction Oversight: Monitor construction progress, resolve issues, and ensure quality control and safety standards are met.
- Risk Management: Identify potential risks and develop mitigation strategies to minimize project delays and cost overruns.
- Stakeholder Communication: Communicate project progress, milestones, and potential issues to stakeholders including investors, clients, and regulatory agencies.
- Project Documentation: Maintain accurate project documentation including contracts, permits, and correspondence.
- Project Closeout: Ensure completion of all project deliverables, obtain final approvals, and facilitate the transition to property management or sales teams.
Qualifications:
- Bachelor's degree in Real Estate, Construction Management, Engineering, or related field. Advanced degree or professional certification (e.g., PMP) is a plus.
- Proven experience in real estate development or construction management, with a track record of successfully delivering projects on time and within budget.
- Strong understanding of real estate development processes, including site selection, due diligence, permitting, and construction.
- Excellent project management skills, including the ability to develop and manage project plans, budgets, and schedules.
- Strong negotiation, communication, and interpersonal skills, with the ability to effectively collaborate with a diverse range of stakeholders.
- Strong understanding of multi-tenant coordination during the execution of the project.
- Knowledge of zoning regulations, building codes, and permitting processes.
- Proficiency in project management software and Microsoft Office Suite, including Microsoft Project.
Experience:
1. Minimum of 5-7 years in oversight of retail construction and tenant finish operations.
2. Experience in the development of multi-tenant projects with a mixture of large national tenants and smaller regional and shop tenants simultaneously under construction.
3. Experience in managing retail projects from 100,000 sf to over 400,000 sf.
Additional Requirements:
- Flexibility to travel as needed to project sites in northern to middle Alabama.

Job Type: Full-time
Pay: $100,000.00 - $125,000.00 per year
