The Opportunity:
As Construction Project Manager, you will be responsible for all aspects of execution on retail projects, including relocations, new store openings, and remodels for all of our retail clients. This is a fast-paced, extremely detail-oriented role involving managing multiple nationwide projects with very high standards of execution. This job requires 50% - 75% travel across the country. The remainder of the time is in the West Hollywood office.
In addition, you will:
- Manage projects by conducting weekly progress calls with GC
- Ensure GC weekly reports are shared with the Client weekly
- Review & advise on key lease documents in partnership on behalf of client
- Review design & provide rough estimate for project kick-off
- Review and qualify GC bid proposals for recommendation to award contract
- Interview and recommend a site super for each project
- Manage the RFI process to ensure timely submission from design team
- Review & qualify all GC Change Orders and communicate weekly to the Client for approval
- Quickly escalate any issues that might require additional input or oversight and impact the schedule or design intent
- Conduct site visits, as necessary (4-5 per project), in order to successfully manage the project schedule and verify high quality of construction
- Prepare site visit reports from each visit
- Collaborate with Design & Operations team to ensure timely delivery of all millwork, signage package, and any vendor-supplied items
- Ensure all punch-list items are completed by the GC before Turnover date
- Facilitate the timely completion of closeout package submission from the GC, and provide the required documents to the Client
- Perform GC evaluation and provide feedback as necessary to ensure consistently high performance
- Order and manage all project specifications to ensure all items needing to be ordered prior to construction start
- Coordinate GC with Sign Vendor to ensure all necessary electrical work is done prior to install
- Manage dates and publish a weekly vendor delivery schedule that includes every vendor for each project & the Client
- Oversee the millwork installation with GC, communicate issues & quality to millworker, and ensure GC is held responsible for any damage once millwork is checked in
Job Requirements:
- 3-5 years of Construction Management experience, preferably within the Retail industry
- Ability to travel up to 50-75% of time
- Strong leadership skills
- Must possess high Emotional Intelligence
- Must possess the ability to work independently and set priorities with minimal supervision
- Ability to read plans and shop drawings
- Understanding of key lease documents and Landlord Work Letter exhibits
- Excellent communication skills (oral and written)
- Ability to use Sketchup, Dropbox, Google Drive
- Understanding of Gantt Charts
- Demonstrated ability to manage multiple projects concurrently
- An excellent eye for detail that can be critical at all times
- Ability to work with passion, excitement, and sense of urgency
- Highly organized and efficient with time management & a strong understanding of how to prioritize tasks daily
