Essential Job Duties & Responsibilities:
- Sales & Client Engagement: Engage in sales activities, including traveling, driving, and meeting with clients (homeowners, real estate agents/brokers, developers, builders, architecture and design firms) outside the home and all offices for at least 60% of weekly working hours.
- Presentation Development: Develop, modify, and present tailored PowerPoint and similar presentations to potential clients to secure new business.
- Client Follow-Up: Follow up on leads/clients and set appointments within 24-48 hours for a live walkthrough.
- Walkthrough & Design Consultation: Conduct detailed walkthroughs, recording and measuring the property. Provide clients with design suggestions and staging advice to enhance the property's appeal.
- Professional Communication: Use proper phone etiquette, customer service skills, and rapport-building techniques to initiate and maintain client contact.
- Client Expectations: Set and manage client expectations regarding staging processes and procedures, from inception to completion, using proactive and effective communication.
- Sales Presentation: Conduct engaging walkthroughs and sales presentations onsite, effectively conveying Mia's Home Staging's value proposition to influence client retention.
- Bid Preparation: Prepare effective bids and proposals, successfully converting bids into jobs.
- Client Communication: Maintain excellent communication with clients throughout the staging process, including regular follow-ups and responses to client needs and questions.
- Project Conversion: Close staging projects, converting leads to bids and bids to jobs to meet management targets by developing and executing strategies.
- Client Relationship Management: Manage client relationships, contracts, and needs for each staging project, including conducting initial and final walkthroughs of the property with the client.
- Problem Solving: Address and resolve client concerns throughout the process.
- System Management: Execute processes and procedures within Hubspot regularly, including creating leads, notating activities, creating bids, and handling contracts.
- Contract Understanding: Communicate contract terms effectively to clients.
- Product Knowledge: Maintain excellent product knowledge and educate clients on non-staging products and services offered by the company.
- Cross-Selling: Seek opportunities to cross-sell or up-sell to clients.
- Continuous Improvement: Demonstrate openness to working with the manager to identify strengths and improve in areas of opportunity.
- Client Retention: Show evidence of client retention.
Qualifications:
Education:
- Bachelor’s Degree in Business Administration, Marketing, Interior design, or related work experience.
Skills and Experience:
- Experience in real estate, furniture sales, or the design industry is a plus.
- Excellent written and oral communication skills, with the ability to interact with all levels of personnel.
- Proficient in using computers to create, modify, and present PowerPoint presentations, compose letters, and create other business-related documents.
- Exceptional responsiveness and follow-up skills, with the ability to build rapport with clients.
- Proven ability to create urgency with clients and strong time management skills.
- Must be a strong influencer and closer.
- Strong willingness to develop an in-depth understanding of the business and related services/products.
- Excellent problem-solving skills.
- Ability to meet deadlines and work under changing priorities.
