We are seeking a dedicated Maintenance Technician to join our team at this 379 co-op community in Romulus. In this role, you will support the community by performing routine and preventative maintenance to uphold the physical integrity of our community. Responsibilities include preparing individual units for occupancy, conducting necessary repairs in occupied units, and ensuring all work complies with company standards and applicable laws. You will diagnose and address issues in areas such as HVAC, electrical, plumbing, carpentry, drywall, exterior structural, and appliances. This position requires rotational on-call duties, so reliable transportation is essential. The ideal candidate works well independently, under supervision, and is customer service oriented. This role does not have supervisory responsibilities.
Responsibilities:
- Grounds Maintenance: Remove trash and debris from the grounds and maintain dumpster areas. Perform landscaping tasks as needed.
- Safety and Maintenance Reporting: Inform the manager of any necessary maintenance or liability issues throughout the community.
- Snow Removal: Remove snow from walkways and apply salt to sidewalks and building entries as needed.
- Repairs and Troubleshooting: Evaluate, troubleshoot, and complete repairs for drywall, appliances, HVAC systems, plumbing, and electrical issues. Seek manager approval for large repairs or replacements.
- Service Requests: Address resident service requests promptly, aiming to resolve issues within 24 hours while adhering to quality standards and applicable laws.
- Unit Preparation: Perform tasks to prepare units for occupancy, ensuring all make-ready repairs and services are completed correctly and on schedule.
- Record Maintenance: Maintain accurate records for preventative maintenance, service requests, expenditures, unit make-ready status, and work in progress.
- Inspections: Conduct thorough maintenance inspections and maintain accurate logs.
- Tool and Equipment Maintenance: Keep tools and equipment in good working condition.
- Safety Compliance: Follow all safety policies and procedures.
- On-Call Rotation: Participate in the emergency on-call rotation.
- Resident Retention: Support resident retention efforts by following up on work orders and communicating any delays.
- Inventory Management: Assist in monitoring and controlling maintenance inventory and supplies as needed.
Qualifications:
