Job Summary:
We are seeking a detail-oriented Assistant Property Manager to join our team. The ideal candidate will assist in managing daily operations at our properties, ensuring a high level of tenant satisfaction and operational efficiency.
Responsibilities:
- Tenant communications
- Assist with coordinating Apartment Turnovers & Make-Ready as directed by Director of Property Management
- Follow up on completed maintenance requests
- Meeting vendors at properties as needed
- Assist with labor billing
- Assist with Key Management
- Answering phones & directing calls to appropriate parties or taking messages
- Communicate with Preferred Vendors
- Assist with other property management issues per the request of management
- Schedule and direct Preventative Maintenance, Life Safety, and routine maintenance
- Healthy Homes Program
- Pest Control - active issues, not annual renewals
- Rent collections, Delinquency report, weekly, File evictions by 15th, Update the Eviction spreadsheet weekly
- Direct and Supervise Electrical, plumbing, carpentry, masonry, and painting (outside vendors)
- Maintain accurate records of property-related transactions and activities
- Investigate and help resolve complaints, disturbances, and violations
- Coordinates with outside vendors to arrange trash removal, maintenance, landscaping, security, and other services.
- Contributes to team efforts by accomplishing related tasks as needed
- Available for emergency calls on nights and weekends, as requested by the Manager
