We are seeking a skilled Lead Maintenance professional to oversee and manage maintenance operations at our facility. The ideal candidate will have a strong background in facilities maintenance, mechanical knowledge, and leadership skills.
The Lead Maintenance Technician position is responsible for the physical appearance and integrity of the apartment community through the timely completion of assigned duties and work schedule routine, emergency, and preventive maintenance duties to ensure long-term viability of the property, perform exterior and interior property maintenance, prepare apartments and homes to be made ready for lease. While on site, the Maintenance Technician coordinates with the Property Manager and staff to receive work order priority, provide work order status updates, and submit vendor and parts request.
RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO:
- Responding and completing service requests/work orders efficiently, courteously and in a timely manner
- Resolving maintenance issues while taking measures to maintain a clean and safe worksite
- Responding promptly to company calls, including prioritization of service requests and/or schedules.
- Preparing vacant apartments for market ready status through turn-over repairs and improvements
- Preventative maintenance and repair on HVAC and other mechanical systems
- Snow removal, cleaning and maintenance of grounds, including common areas, as necessary
- Submitting vendor and parts requests to the Property Manager for approval and coordinating repairs with approved vendors as necessary
- Ensuring the overall cleanliness and organization of the maintenance shop or storage areas and the entire property.
- Providing residents with outstanding customer service and representing the ENTRUST brand positively and professionally at all times
- Providing updates to the Property Manager regarding work order status, resident communication, and concerns, suggestive preventative maintenance, observed safety or lease violations, and additional findings that impact the property
- Reporting customer service, operational, safety, and security concerns to management to resolve them in an efficient and timely manner
- Performing on call duties as determined by manager
- Complying with all state, federal and local Fair Housing laws
- Complying with company policies and state and federal safety practices and regulations
- Must be able to walk, bend, stoop and pick up a minimum of 45 pounds alone, or more with assistance
- Review make ready needs with the property manager
- Will assist the Property Manager in interpreting property maintenance needs
- Will provide basic training/help to other technicians as needed
- Will identify staff training needs and bring them to the attention of the Maintenance Manager or Director.
- Will identify advanced maintenance needs, and bring them to the attention of the Property Manager, and Maintenance Manager so that a plan can be put in place that prevents over use of vendors
Requirements:
- Must have a valid driver's license and a clean background check.
- Requires the ability to lift and carry up to 50 pounds, squatting, kneeling, etc.
- Must be able to work outside in all types of weather.
- Must have a professional and friendly attitude with guests and employees at all times.
