New Manufactured Home Sales Agent
Braustin Homes, a leading provider of manufactured homes, is seeking Salespeople to join our team as Housing Consultants. In this role, you will be responsible for assisting customers in the purchasing, building, and site work process for their new manufactured home. Our sales process is conducted entirely online, over the phone, and through video conferencing, so strong communication and technology skills are essential.
Required Skills and Experience:
- Ability to successfully submit and clear fingerprinting and a Criminal Background Check
- Successfully obtain the Texas Manufactured Housing License from the Texas Department of Housing and Community Affairs
- Knowledge of real estate law and regulations
- Strong organizational and administrative skills
- Excellent communication and interpersonal skills
- Proven experience in property management or real estate preferred
- Ability to work independently and meet sales targets within specified time frames
Schedule:
- Monday through Saturday, Saturdays are REQUIRED workdays. One day off during the week. No work on Sunday’s.
- Shift times are 9AM – 7PM, additional hours may be worked to meet sales quotas. This is a position working on a draw; therefore, overtime is unavailable.
- Requires working on all holidays, excluding Independence Day, Thanksgiving, Black Friday, and Christmas.
Compensation Details:
- Annual compensation for the first year is expected to be on average between $80,000 to $120,000.
Position Details:
- Full-time Commitment: The job requires the employee to work full-time hours, typically around 40 hours per week. This indicates that the role is not part-time or freelance, and the employee is expected to dedicate their working hours to the job.
- In-Office Work: The job is based in our physical office location at 84 NE Loop 410, San Antonio, TX 78216. This means that the employee is required to be present at the office during their working hours and is not eligible for remote work or telecommuting. They will perform their duties within the office environment.
- Desk-bound Activity: The core of the job involves working at a desk. This suggests that the employee will primarily be stationed at a desk throughout their workday. This involves using a computer, phone, and other necessary equipment to fulfill their job responsibilities.
- Phone Communication: The job involves using a headset to communicate with customers over the phone. This implies that the employee will handle customer inquiries, issues, or requests by speaking to them directly via phone calls. Effective verbal communication skills will be crucial for this aspect of the role.
- Assisting Customers: The main responsibility of the role is to assist customers. This involves addressing their questions, resolving their concerns, providing information, and ensuring their satisfaction. Customer service skills and a patient, helpful attitude will be important.
- Technology Channels: In addition to phone communication, the job requires using various technology channels to assist customers. “Videoconferencing" suggests that the employee will engage with customers through video calls or other digital communication platforms. This highlights the need for adaptability and proficiency in using technology.
Role Responsibilities:
- Assist customers in finding their perfect home that matches Wants, Needs and Financial Ability.
- Qualify and Communicate with Customers through phone and video channels.
- Cold call generated leads and follow up with leads from our social media channels.
- Maintain a high level of product knowledge from homes to banking/loans and site work.
- Calculate the total loan amount between home, delivery, site work and land.
- Compute taxes specific to a customer’s location.
- Communicate with various banks to get the best approval for customer.
- Assist customers in the submission of the application to the bank (i.e., Chattel, Land/Home, Land in Lieu).
- Ensure customer completes all conditions of bank’s request for approval process (ex. Deeds, driver’s license, pay stubs, W-2’s, Social Security cards, verification of employment, etc.).
- Organize and order site inspections to get bids for placing the home and any other needs specific to home completion (ex. Base pad, utilities, skirting, decks and steps, etc.).
- Communicate with manufacturers of homes to confirm the correct model and build for customer.
- Enter cost breakdown into purchase agreement representing every cent involved (ex. Home, taxes, site work, bank fees, home upgrades, etc.).
- Assist customers in obtaining the appropriate permits with city and county for placing their home and site work.
- Communicate with contractors and customer on pricing in reference to work needed for the home purchase and setup.
- Maintain constant communication with customer throughout the home buying process.
- Work as a team with multiple departments to ensure smooth process for customer. (ex. Operations team for planning site work, organizing closing and bank conditions.)
- Complete all required compliance and company workplace training activities in a timely manner to ensure adherence to company policies and procedures.
- Any additional duties as assigned by management.
