Affordable Housing Manager:
Community Grants, Planning & Housing (CGP&H) is seeking a full-time Affordable Housing Manager to join our dynamic, growing organization. CGP&H is a leader in affordable housing administration, housing rehabilitation programs, and grant writing and administration. Our clients are cities, towns, counties, regional entities, non-profit organizations, developers and landlords across New Jersey and Eastern Pennsylvania working to build strong, vibrant, and welcoming communities. What the Affordable Housing Manager will do:
CGP&H serves as the Administrative Agent for over 7,500 rental and ownership inclusionary affordable homes in close to 400 developments in New Jersey. The primary role of this position is to work closely with our clients, typically landlords and private developers, along with internal staff to kick off the initial renting or initial sales of inclusionary affordable homes. This process includes but is not limited to the following activities:
- Effectively engaging with potential clients to promote our services, including explaining the benefits of our process, providing contract terms, and developing a mutually beneficial relationship that will continue once they become a client.
- Calculating unit pricing and bedroom distributions, then communicating this information to clients.
- Educating our clients on affordable housing and our unique process, clarifying the timelines for service delivery, and communicating the client’s responsibilities.
- Developing and implementing the affirmative marketing plan for each project.
- Data entry of project information into our database.
- Coordinating with internal staff to launch each project.
- Drafting affordable deed restrictions for units, working with clients to finalize the language, following up to ensure the document is recorded.
- Keeping our clients up to date on changes that arise, such as annual updates to state income limits, technical updates to our system, state-wide changes in affordable housing regulations, and more.
- Working with both the client and our staff to project and plan for project delivery dates and project start dates.
- Identifying and addressing barriers to efficient administration of affordable housing.
- Representing CGP&H as a leader in affordable housing compliance at conferences and professional organizations. Occasional travel and evening meetings required.
- Ongoing client service management including regular meetings as needed and addressing client issues relating to our service.
- Ensuring the required affordable housing compliance is followed for issues such as obtaining leases, documenting the start of the affordable housing control period.
- Updating of the property and development information on our website www.affordablehomesnewjersey.com.
- Updating of units on the state’s centralized website NJHRC.gov.
What experiences and skills are needed:
- Background in New Jersey affordable housing or other housing programs, community development, public / private partnerships, or municipal planning. A relevant master’s degree may be substituted for experience.
- Deeply committed to the mission and purpose of affordable housing.
- Customer service focus through understanding and respecting the needs of private sector business clients.
- Demonstrated experience in managing projects to successful completion.
- Excellent computer skills, specifically in MS Excel and database software such as salesforce.
- Superlative organizational skills, specifically in juggling multiple projects and detailed follow-up to ensure all aspects of required compliance are met.
- Experience working independently to successfully meet objectives, as well as working effectively with team members to collaborate on solutions to challenges.
Job Type: Full-time
Pay: $65,000.00 - $70,000.00 per year
