Seeking a full time property manager at Tax Credit (LIHTC) community to perform professional office functions and property asset management. This Applicant should be a professional with strong people skills, excellent customer service abilities and extremely strong organizational skills.
Essential Job Functions:
We expect our employees to promote an atmosphere of community with other employees and for its customers. List of duties is not all-inclusive:
- Monitor and manage the accounts receivable, including delinquent customer payments including filing dispossessory and going to court as needed.
- Pursue past due accounts persistently and maintain proper back-up documentation
- Maintain financial records including accounts receivable, accounts payable, payroll audits, and general ledger as directed.
- Manage maintenance team and/or contractors to ensure property maintenance needs as met.
- General Knowledge of apartment turnover procedures with base knowledge of of repairs needed to determine scope of work and communicate those needs effectively.
- Time management skills are required. Vacant unit turns have to meet deadlines as each part of the turn process has to be done at a certain time to ensure proper vendor scheduling.
- Manage all aspects of resident work order scheduling with maintenance team, vendors and residents.
- Property Maintenance and appearance
- Unit Inspections on an annual basis
- Preparation for 3rd party site inspections
Occupancy Management:
- Market vacant units effectively to attract and retain quality tenants.
- Conduct thorough tenant screening processes, including background checks and credit evaluations.
- Implement leasing strategies to maximize occupancy rates and minimize vacancy losses.
Other Requirements:
- Must have LIHTC experience
- Strong organizational and multitasking abilities, with the capacity to prioritize tasks effectively in a fast-paced environment.
- Ability to work independently and collaboratively as part of a team.
- Good communication skills with excellent self-discipline and patience.
- Genuine caring for and interest for customer service.
