Reporting directly to the General Manager, the Director of Facilities is responsible for the overall maintenance of the property and ensuring that owners and residents are provided with a clean, safe and well-maintained community.

Under the direction of the General Manager, the responsibilities include (but are not limited to):

Direct the planning, engineering and maintenance, daily operations and budgeting the facilities and property administration programs and processes for a mixed use complex.

Develop and administer a strategic long term capital improvement plan.

Coordinate & solicit vendor contracts, maintenance plans, repairs and capital improvements. Execute and sign under the approval of the General Manager and Board of Trustees

Oversee the functioning of building systems including mechanical, electrical, fire/life safety and elevators.

Develop and implement a PM facilities plan.

Routinely inspect the property, assessing the need for repairs and upgrading. Record any deficiencies and take the necessary action. Notify the General Manager of any maintenance problems and recommend possible resolutions requiring outside vendors.

Responsible for coordinating maintenance contractors and Barkan staff working on the property and supervise when appropriate. Assist with work orders.

Coordinate work and inspections in accordance with the various contracts in place.

Coordinate staff in seasonal work to include snow removal, property irrigation and exterior lighting schedule, etc.

Ensure your engineering team is properly staffed, coordinate schedules, on-call, manage payroll, motivate team

Supplement snow removal vendor when needed with Barkan staff.

Lead and develop an outstanding team of six+/- maintenance personnel.

Follow and maintain preventive maintenance procedures and schedules, including scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.

Provide property coverage and emergency calls, twenty-four (24) hours per day, seven (7) days per week.

Monitor and enforce rules and regulations.

Assist with any such assigned duties per request of General Manager.

Participate as an active member in the company’s Incident Response and Resolution Management Plan.
