Seeking a highly skilled and dependable candidate to handle all storage facility cleaning and maintenance at our four locations. This is a contracted (1099) position, working 30 hours a week, with a strong potential some weeks will be 40 hours. We provide a truck for use during work at the facilities, including transportation to/from our Grand Rapids location. Transportation to the facilities from your home is required. The truck will remain parked at one of the facilities and is only to be used for work during business hours and driving to/from facilities. A phone will also be provided for storage maintenance use only. All general supplies and tools will be provided.
Subcontractor will have a set schedule, which must be during business hours, with a willingness to help outside of normal business hours should an emergency situation arise.
Ideal candidates must possess a high degree of independence, but also have the ability to work collaboratively with our team at times to ensure all customer needs are met. Self motivation and the ability to assess the conditions of the facilities and prioritize jobs is a necessity. Candidate must be forward thinking with strong communication skills and the ability to problem solve each situation in a timely, calm manner with a professional attitude.
This position will have a working interview on site for approximately 1 hour, in Muskegon.
Specific Job Duties, may include:
-Unit clean-outs (will include: using a leaf blower, sweeping, treating oil stains, removing junk/trash)
-Cutting locks, using an angle grinder
-Taking videos and pictures of units to put up for auction at a designated auction site online. Must be computer saavy with the ability navigate the internet, upload pictures and videos, post auctions online, write unit description, etc...
-Replacing latches on units
-Cleaning up trash and debris in the aisle-ways as needed
-Ability to work collaboratively with vendors to ensure property is exceptionally maintained at all times.
-Junk removal (must be able to lift 50-75# on a regular basis). Must be ok to transport garbage or debris to a dumpster. THIS JOB CAN GET VERY DIRTY
-Repair garage doors (off tracks, damaged or stuck)
-Ability to diagnose and fix gate related issues
-Custodial tasks as required to maintain property
-Must have a computer/tablet and the ability to connect to a hotspot while onsite
-Ability to log into software to update accounts (either with a computer or cell phone)
-Maintain adequate inventory and meticulous maintenance rooms
-Load, transport and unload trailer to local dump. Please note: some units may contain bulky items, trash, heavily soiled items or severely dirty contents.
-Shoveling snow in the winter and snow blowing as necessary
-Thawing frozen doors in the winter
Essential Skills/Requirements:
-High attention to detail when cleaning out units
-Willingness to deal with and clean up severely dirty messes
-Strong mechanical abilities
-Ability to problem solve each situation in an efficient and timely manner, with little to no direction
-Basic knowledge of construction, electrical and mechanical systems
-Strong customer service and communication skills (you will work directly with our customers on occasion)
-Professional appearance and attitude
-Ability to lift 50-75#
-This is a 1099 position. There will be no mileage reimbursement, vehicle reimbursement or expense reimbursement (occasional expense reimbursement is subject to approval). Subcontractor will receive a 1099 each year and be responsible for paying their income taxes
-Must use direct deposit for bi-weekly pay. There will be no exceptions and subcontractor must agree to be paid according to our system requirements and must be willing to provide bank routing and account number for purposes of direct deposit setup.
