Job Description Summary
The Basin Street Properties Regional Chief Engineer (EM1) has the experience and capacity to manage a Regional Portfolio consisting of one or more complete teams in various markets. The EM1 will organize and oversee Engineering Services to the highest level and can also serve as consultant in all aspects of the trades; including and not limited to people management, controls strategies, cross functional teaming, corporate initiative implementation, mentoring and coaching, electrical, HVAC, plumbing, and all base building systems. Capable of serving locally or regionally, the EM1 promotes strategy and embraces change related to performance and business best practices and can engage to teach technicians on mechanical systems. This role also performs and promotes financial performance and effectiveness, exemplary customer service, site condition surveys, regulatory compliance, safety and more. This position is strategic in nature with an emphasis on teaching, evaluating, measuring performance, planning, directing, coaching, reporting, project management, budgeting and generally managing people and building systems. This person is a strong cross functional team player that can direct maintenance staff while in collaboration with Property Management, Project Management, Marketing and Leasing, Accounting, HR and more. All Engineer staff are required to consider safety first in all aspects of performing their job, including considering the safety of our tenants. Occasional overtime may be required.

Duties
· Manages and teaches others to exceptional performance
· Manages the CMMS to optimal performance and reporting
· Makes strategic changes to the BMS Sequence of Operations
· Writes BMS programming and related code
· Generates performance metrics to indicate resource effectiveness
· Directs Engineering staff and Engineering leaders in a strategic fashion to maximize resources
· Assists Property Managers in executing building and mechanical system repairs
· Performs R&M financial planning and budget oversight related to Engineering
· Provides Capital Expense recommendations related to building systems
· Manages the financial outcome of the Engineering Department
· Monitors energy profile programs, gas and electric, for energy saving opportunity
· Promotes water reduction
· Manages and drives safety programs
· Provides leadership to establish mutually beneficial team working relationships
· Responds to emergency situations providing guidance to personnel ensuring rapid effective situation recovery while minimizing asset damage
· Assures regulatory compliance related to operation, state, federal, and local
· Determines, recommends, and manages staff training programs
· Reviews and approves timesheets and invoices
· Conducts performance reviews
· Assists with Due Diligence as directed by Basin Street Properties
· Manages the building envelope related to roofs and waterproofing
· Manages MEP capital projects, i.e., chiller replacements, RFP, etc
· Assures proper maintenance of hardscapes
· Assists the Director of Engineering with operational audits
· Directs staff in key, door, and lock maintenance
· Manages Safety Programs for all related engineering staff
Qualifications
· Minimum 5 years supervisory experience in operations and maintenance of Class A commercial office buildings
· Strong electrical/HVAC background including emergency power systems and ability to read and interpret facility blueprints and electrical schematic required
· Knowledge of local, state, federal codes and regulations is necessary
· Contract management experience is helpful
· Strong organizational skills
· Excellent verbal and written communication skills are required
· Proficiency in computer programs, i.e. CMMS, MS Office
· Proficiency required in the use of BMS
· EPA Universal certification is required
· A general knowledge of vertical transportations systems
· Knowledge and experience in sustainable energy
· Project management experience a plus
· Knowledge of card reader systems a plus
· Knowledge of keyway systems required
· Excellent people management skills required
- Driving required; must possess a valid driver’s license and have a clean, safe driving history
Education and Experience Requirements
· Bachelor’s Degree in related technical field preferred
· Trade School Certification a plus
· BOMA, BOMI, IFMA, and IREM trade designations a plus
· Progressive experience a plus
· LEED designation a plus
Work Environment and Physical Demands
· Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat
· May be exposed to high places, toxic or caustic chemicals, risk of electrical shock, and loud noises
· Vision requirements include both close range and long-distance vision
· Must be able to lift 50 lbs.
· Must be able to climb ladders and crawl into confined spaces
· Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing
· Must be able to use hands to grip power and use hand tools
