The Operating Engineer is responsible for maintain the integrity of all building systems, operating the building in an efficient manner, and performing a variety of tenant services
MUST HAVE A 1ST CLASS STATIONARY LICENSE
Responsibilities:
Administrative
- Maintain relationship with the Property management staff to update work orders in Angus
Technology
-Participate fully in Maintenance and repair activities for short-term projects along with the Chief Engineer
-Perform basic routine maintenance and repair- pumps, filters, water treatment, ect.
- Monitor and oversee plant operations, note standard and non-standard conditions and know when to seek assistance from the Chief Engineer or vendors
- Execute routine preventative maintenance programs in the face of interruptions
Communication
-Build and maintain effective communicators and relationships with the Chief Engineer, Property management Staff, Tenants, vendors and peers
- Communicate about practical building systems (HVAC, maintenance, ect.)
- Overall communication style must be proactive and persuasive as well as responsive and service oriented
- Act as a full member of the Property Management team, building and maintenance effective, relationships, managing differences of opinion, joining team meetings, sharing ideas, being persuasive and listening effective
Planning
-May Occasionally act as a lead team member for a day porter, security officer, etc.
-Take initiative on problems and special needs of the property or tenants
- Follow through on preventive maintenance issues
- Manage own time on a daily basis with little to no supervision

Desired Competency, Experience, and Skills:
(Minimum requirements include at least 4 of the following:)
- Comprehensive training and certification in HVAC or Operation Engineering Technologies and/ or equivalent job-related training and experience
- Licenses(s) for applicable jurisdiction and equipment:
- CFC Training and certification for the type of equipment serviced
- Minimum of 4 years of field experience
- Continuing education in field
- Ability to work independently with minimal supervision
- Basic computer skills necessary to operate Building Automation Systems
- Advanced knowledge of OSHA, NEC, and NFC codes and regulations
Physical Requirements:
- Regularly requires to stand, walk, reach and use arms to perform tasks
- Regularly required to talk and hear and occasionally required to taste and smell
- Frequently required to sit, stoop, crouch, kneel, crawl, balance and climb stairs and ladders
- Regularly required to lift and/ or move up to 20 lbs., and occasionally required to lift/move 50+ lbs.
- Specific vision abilities include close vision, distance vision, color vision and depth perception
Internal and External Contacts:
- This position interacts extensively with tenants, vendors, and contractors, as well other employees.
Reporting Structure:
- This position will receive supervision and direction from the Lead Engineer, Chief Engineer or Operations Manager. In the absence of a supervising Engineer, the Property Manager will provide supervision, direction and assistance.
Job Types: Full-time, Contract
Pay: $27.00 - $34.00 per hour
