SUMMARY OF POSITION:
The Make Ready Technician is responsible for turning units and getting them ready for new move-ins. Assists other maintenance staff with maintaining the grounds of the property.
ESSENTIAL JOB FUNCTIONS:

Complete make-ready process of vacant apartment units as directed by the Maintenance Supervisor. Make-ready would include cleaning the unit, painting, replacing broken items, etc.

Communicate with the Maintenance Supervisor daily and accurately record the status of make ready units, assignments, etc.

Ensure the inventory of adequate parts and supplies are in stock and organized. Use supplies within a cost-efficient manner without jeopardizing quality.

Complete grounds work as directed by Maintenance Supervisor which includes picking up trash, sweeping/blowing off the curbs and dumpster areas.

Gather all trash from compactors and prepare the trash dumpsters for pickup and emptying.

Clean pet stations and empty property trash cans.

Responsible for the completion of maintenance service requests as assigned.

Take accountability for the community’s appearance and overall satisfaction of the residents.

Responsible for alerting the Community Manager and Maintenance Supervisor of any unusual occurrence and/or damage that have taken place or that may occur.

Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.

Assure safety standards are used which comply with all company, local, city, state and federal guidelines.

Ensure compliance of all work-related activities in a fair, ethical and consistent manner.

Special projects and other responsibilities as may be determined.
REQUIRED SKILLS / ABILITIES

Superior organization and communication skills.

Ability to provide courteous and professional service to residents, property managers, and supervisors, vendors and other service providers.

Must be honest in time reporting. Reliable and on-time to work.

Valid drivers license may be required.
EDUCATION AND EXPERIENCE

Educational degree not required.

At least one year of experience preferred.

Specialized training: Multi-family property management experience is preferred.
