Maintenance Technician Job Description – Pittsburgh, and Surrounding Areas
Reports to: Operations Manager & Maintenance Supervisor
This position requires frequent floating between various properties in a given geographical area. Reliable transportation and flexible schedule are required. This position offers opportunities to participate in larger projects, lease ups and exposure to additional assets throughout the city.
Job Responsibilities:
· Has knowledge of various maintenance functions including and not limited to plumbing, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, door and window installation, snow removal, scheduling and life safety issues
·Perform interior/exterior maintenance, lawn care, snow-removal, replacement of light plumbing, electrical work, roof repairs, appliance evaluation and repair, relocation of furniture/fixtures
· When on call, respond to emergency maintenance repairs after normal working hours.
· Prepares all market ready apartments, which may include painting, flooring repairs, general repairs, and occasional housekeeping to ensure a quality product to our residents
· Completes resident service requests in a timely manner
· Reports any and all maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the Maintenance Supervisor
· Schedules and performs preventative maintenance, and records such activities such as air filters, gutters and C02 alarms/smoke alarms and maintains fire extinguishers in hallways and apartments
· Provide superior customer service and always represents the company in a professional manner. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers and the general public.
· Maintains and safeguards all company tools and equipment
- must supply all own hand tools and some misc power tools. Circular saw, Saw Zall, drill, and impact driver, etc
· Purchase and maintain records of essential items needed for service requests, turnover and preventative maintenance
· Accountability of all purchases of maintenance team and accurate reporting of purchases to be given to Operations Manager for accounting approval.

Qualifications:
· Valid Drivers License
· High School Diploma or Equivalent
· Specialized Training and/or on the job education in a specific skill area (electrical, plumbing, appliances, HVAC ad carpentry etc.) (3 years preferred)
· Maintenance Experience (3-5 years preferred)
· AppFolio/Yardi Experience (1 year preferred)
· Microsoft Office/Outlook experience (1 year preferred)
· Ability to utilize mobile device including applications, email and internet
