Maintenance Manager Assistant
As Maintenance Manager Assistant you’ll assist the maintenance manager with the day-to-day maintenance operations of NSCI/Riverbend and ensures that the overall physical aspects of the property meet the Company’s established standards and any applicable laws. This position will often be fast-paced and will carry many responsibilities with assisting the maintenance manager. Including but not limited to the essential duties and responsibilities listed below.
Essential Duties & Responsibilities
· Assist in preparing, executing, and monitoring maintenance budget and ensures expense control.
· Purchases maintenance supplies while staying within the planned budget.
· Coordinates the day-to-day operations of the property with the maintenance manager.
· Directs and supervises daily activities of the maintenance team alongside of the maintenance manager, such as planning and preparing work schedules, assigning tasks, and delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy, and appraising work performance.
· Assist in training maintenance crew to be able to back up management if out. Including but not limited to water testing.
· Consults with the maintenance manager, and the Board of Directors to determine and implement associate performance actions, which includes raises, promotions, discipline, terminations, etc.
· Schedules, monitors, and performs preventative maintenance for tenant sites.
· Leads on-site maintenance staff and participates in diagnosing problems and repairs in the areas of electrical, plumbing, carpentry, exterior structural, etc.
· Manages and responds to member and tenant maintenance issues and repairs by responding promptly and professionally.
· Inspects sites before and after move-in and move-outs, as well as after the site has been turned.
· Performs property inspections on a regular basis to maintain cleanliness and identify problems.
· Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance team to items that need to be repaired.
· Manages vendor selection and vendor relations, to ensure quality performance.
· Obtains bids from outside contractors as well as oversees contractor work for completeness.
· Reviews, prepares, and submits invoices accurately and in accordance with established guidelines.
· Communicates with the Board of Directors regarding the overall maintenance function of the property.
· Ensures excellent customer service to prospective and current tenants and promotes a quality living experience for all tenants and members.
· Promote and participate in Company-sponsored training programs and ensure subordinate associates participate in all training classes within required time frame.
· Participates in Company-provided training such as safety, non-discrimination, and harassment prevention.
· Complies with all Company Standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
Other Requirements
· Must maintain professional appearance and comply with prescribed uniform policy.
· Must comply with all safety regulations, including the use of back brace, safety goggles and gloves when appropriate. Management to make sure all maintenance crew is using PPE.
· Ability to be at work on a regular and consistent basis; Overtime may be required for this position.
· Ability to work weekends and non-traditional holidays.
· Must be reachable at all times via phone, text or email, except during approved time off.
· Must be available to work on-call or when needed due to staffing shortages.
· All employees cross trained.

· Moderate stooping, kneeling, crawling, pushing, pulling, and lifting, and talking and hearing.

· Ability to judge distances.
· Ability to identify and distinguish color.
· Ability to use standard maintenance equipment.
Job Type: Full-time
Pay: $22.00 - $24.00 per hour
