The essential role of the Project Manager position is to:
Effectively manage the pre-construction process. The PM is to ensure that project timelines and budgets are achieved while ensuring that each customer has a positive experience. The perfect candidate must be familiar with custom homebuilding processes and be able to coordinate a team of professionals of varying disciplines to achieve great results. In addition to coordinating all pre-construction activities, the project manager is charged with verifying the accuracy of all project information and ensuring that it accurately represents the contract scope-of-work.
Responsibilities:
- Primary customer contact during the pre-construction process.
- Plan, organize and oversee each project’s pre-construction process.
- Review Architectural plans for contract compliance, structural integrity, and overall functionality.
- Along with the Architectural Interior Designer, the PM will assist customers with the selection of interior and exterior finishes.
- Track progress of each assigned project and proactively take action to identify and resolve issues while maintaining the project schedule.
- Prepare estimates for non-standard options.
- Administer and prepare customer change orders.
- Review subcontractor proposals and verify their accuracy with the contract and customer selections.
- Prepare weekly customer progress reports for each project.
- Manage the development of project documentation and prepare field release documents prior to the start of construction.
- Participate in regularly scheduled site meetings with customers and the field team.
- Conduct regular site visits of projects under construction and perform quality control inspections.
Skills Required:
- Proven experience as a custom home building project manager. Versed in construction methodologies and procedures, and able to coordinate a team of professionals of different disciplines to achieve the best results.
- Ability to interpret architectural and site engineering plans.
- Familiarity with quality standards, and health and safety requirements.
- Outstanding communication and negotiation skills.
- Exception customer relations skills. Able to guide a customer through the Design and Selection process with problem solving skills while building a positive customer relationship.
- A team player with leadership abilities.
- Organized personality with the ability to multitask effectively.
- Strong computer skills and a familiarity with Buildertrend are a plus.
Basic Requirements:
- Preferred but not required: Degree in Architecture, Construction Management, or Interior Architecture from an accredited University.
- PMP or equivalent certification will be an advantage.
- 5+ years of residential construction experience.

Pay: $90,000.00 - $105,000.00 per year
