Summary of Responsibilities:
The Lead Maintenance Technician is responsible for performing routine and preventative maintenance and repair of the community; including the building, plumbing, masonry, carpentry, painting, electrical, refrigeration, air conditioning, flooring, and grounds.
Essential Duties and Responsibilities:
- Perform preventative maintenance inspections on resident’s apartments.
- Perform preventative maintenance on resident’s apartments.
- Patch, texture, and paint all walls in facility, as needed.
- Plumbing: clean sink drains, plunge toilets, install cartridges and new faucets.
- Electrical: change ballasts, outlets, and switches, troubleshoot PTAC units.
- HVAC: clean condensers and change filters.
- Complete work orders in a timely manner.
- Perform other duties as assigned.
- Maintains equipment in working order.
- Working knowledge and ability to trouble shoot low and high voltage systems.
- Perform repairs and modifications as needed.
- Responsible for the cleanliness of exterior walkways and parking lots.
- Vacuum, bonnet, extract, and spot clean carpets as needed.
- Vacuum, dust, and spot clean sofas and chairs as needed.
- Clean washers, dryers, and lint traps.
- Check for marks on the wall and spot clean as necessary.
- Demonstrate safe and proper techniques for chemical and cleaning solutions use.
- Inspect, examine, respond, and report any maintenance and safety issues.
- Other duties as assigned
