LeFever Mattson Property Management is a dynamic company whose portfolio includes single family, multi-family, and commercial investment properties throughout California. Our team is seeking a well-qualified Community Director to manage 154 multi-site apartment units in the Solano area. Current occupancy is 93%. The Community Director will operate from a non-apartment office in Cordelia with travel required most days.

SKILLS/KNOWLEDGE: Demonstrated leadership skills. Complete working knowledge of community management. Demonstrate ability to master Yardi property management software and Microsoft Office.
ESSENTIAL DUTIES AND RESPONSIBILITIES: ·
1. Personnel
- Employ qualified team members for all positions at the community. Hire, counsel, promote and terminate team members. Regional Manager approval needed for hiring and terminating.
- Responsible to participate and perform in all leasing duties which include, but are not limited to answering phones, touring with prospects, leasing units, etc.
- Monitor work of all team members and outside vendors.
- Conduct performance reviews. Complete status reports. Engage in day-to-day feedback and counseling.
- Help all team members become more proficient at their jobs. Inspect work and give immediate feedback. Impart knowledge and engage team in constructive dialogues about work efficiency.
- Schedule work to be performed, including vacations and holidays.
- Submit and approve time cards.
2. Leasing/Marketing
- Prioritize activities, inspect work and increase results as directed by Regional Manager.
- Know all competing properties, rent rates, discounts, and managers. Shop competitors. Foster rapport with community managers.
- Have complete understanding of all competing rents in the market utilizing Rent Maximizer.
- Complete monthly marketing strategies. Make decisions on market position of asset. Define future plan to successfully market property. Set goals – present monthly marketing strategies to Regional Manager.
- Review and approve or deny applications for residency. Use LMPM company guidelines for review of applications.
- Review all lease renewals. Prepare and maintain monthly lease renewals per company policy using Yardi Rent Maximizer.
3. Resident Service
- Implement a professional and courteous attitude throughout all property operations.
- Promptly attend to resident complaints and/or comments. Instruct team to show a caring attitude in their work. Follow up with residents to ensure service satisfaction. Respond to all feedback from residents with corrective action.
- Plan resident events to be conducted within LMPM’s policy and budgetary guidelines.
- Conduct thorough move-in orientation and apartment inspection with new residents. Complete paperwork, prepare lease, sign lease. Accompany resident to view apartments.
4. Maintenance
- Routinely inspect property for proper maintenance. Use a preventative maintenance program checklist to schedule routine inspections. Maintain list of items that need correction. Schedule completion of work. ·
- Maintain records of completed service requests and capital expenditures.
- Supervise work of vendors and contractors – landscape, pest control, refuse removal, etc.
5. Collection/Legal/Fair Housing
- Ensure compliance with Community Policies and lease agreements. Inspect property, respond to violations, communicate with residents, and serve legal notices as required.
- Assess move-out condition of apartments and expedite security deposit disposition utilizing LMPM’s move out procedures.
- Monitor community and team members for compliance with all Fair housing, Fair Employment and ADA laws.
6*. Financial Responsibilities*
- Safeguard and deposit all receipts in designated bank accounts. Comply with LMPM’s policy on handling of funds. Record all receipts.
PHYSICAL AND MENTAL ESSENTIAL FUNCTIONS:
DRIVING REQUIREMENTS: This position requires utilizing private transportation.
WORKING ENVIRONMENT:
- Working environment changes daily and may require being outdoors in the elements for extended periods of time.
- Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc. Example--apartment during or immediately after turnover.
REASONING DEVELOPMENT:
Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate course or action. Must effectively convey ideas, images and goals to a diverse group of personalities.
