William Ryan Homes is looking for a highly self-motivated Area Sales Manager to become an integral member of the Dallas Division located in Farmers Branch, TX.
This position is responsible for assisting the DSM with recruiting, hiring, training, motivating, and managing the Division Sales personnel with the primary responsibility of meeting all Division sales goals while maintaining a superior level of brand appearance and customer service.
Duties and Responsibilities include:

Participate as an active member of the Division management team., Provide insight to DSM on improving department performance, ie. higher conversion rates and Customer satisfaction

Meet or exceed monthly, quarterly, and annual sales goals established by DP/DM.

Complete Initial sales training with new hires, as well as ongoing sales training following the WRH recommended sales training curriculum.

Ensure that all Division Sales Consultants successfully implement the WRH critical path sales methodology as detailed in the WRH sales bootcamp.

Ensure that all division sales personnel complete the WRH jumpstart training programs.
-
Consistently exceed industry average Avid ratings.
-
Support the HLX preferred lender financing program to achieve an HLX capture rate of 80% or greater.

Assist the DM and DSM with the plan selection and design of all Quick Move In Homes (QMI), including “specs on deck” and model homes.

Take ownership of all Division sales centers as outlined in the WRH Community Opening Checklist and Maintenance Policies. Maintain a model score of 2.85+ on Quarterly Community Snapshots.

Complete Monthly website accuracy checklist. Communicate errors to DSM and Marketing Coordinator. Follow up to ensure the appropriate action is taken promptly.

Conduct Monthly competitive community analysis using the William Ryan Homes Value Line Worksheets, and present findings monthly to DM and DSM.

Oversee the completion of annual and quarterly business plan presentations by community. . Oversee the presentation of results to the DM and DSM.

Ensure sales department compliance with Lasso, My Home 24-7, Envision and Sharepoint.

Conduct weekly Planned Encounters with each Sales Consultant and Assistants using WRH Planned Encounter Template.

Take ownership of the installation and upkeep of all Available and Sold homesite signs.

Take ownership of the installation and upkeep of all QMI and Private Resident signs.

Monitor the completion and submittal of weekly model maintenance forms to ensure tasks are complete. Promptly follow up on open items escalating to the Construction Manager as needed.

Conduct monthly community Snapshot following the corporate retail scoring system and checklist.

Audit and submit all advance and closing commission forms to DSM per cut off timeframes.

Provide problem solving recommendations to DSM to convert prospects in the pipeline to contracted buyers.

Act as point person with Marketing Coordinator for all community openings.

Support and drive Sales Consultants to self-generate traffic through planned activities and promotional events for Realtors and Prospects. Present ideas to DSM and Marketing Coordinator for collaboration.

Act as point person on the creation and maintenance of all community brochures
Requirements include:

Ability to manage and develop a high-performance team of employees.

Excellent communication (written and verbal) and interpersonal skills.

Ability to read and comprehend detailed construction blueprints, specifications, and basic development drawings.

Ability to read and comprehend basic financial statements.

Basic technology skills, including Microsoft
Education/Other Requirements:

3 years prior experience in New Home Sales and Sales supervision

College Degree or equivalent experience
