Maintenance Coordinator
Duties:
- Coordinate and schedule maintenance activities for properties
- Maintain accurate and up-to-date records of maintenance requests and work orders
- Communicate with tenants and property owners to address maintenance concerns and provide updates on progress
- Utilize a Computerized Maintenance Management System (CMMS) to track and manage maintenance tasks, keeping detailed notes
- Perform administrative tasks such as data entry, filing, and document management
- Register and schedule city inspections -follow up on violations/needed repairs
- Schedule Section 8 inspections as needed/coordinate required repairs
- Follow established policies and procedures
- Develop and maintain positive relationships with vendors and contractors
- Assist with upselling additional maintenance services to clients
- Ensure compliance with contractual obligations and service level agreements
Requirements:
- Previous experience in property management maintenance is preferred
- Strong organizational skills with the ability to prioritize tasks effectively and demonstrate initiative and a sense of urgency in daily duties
- Excellent phone etiquette and communication skills
- Proficiency in using CMMS software or similar systems
- Detail-oriented with a focus on accuracy in record keeping and data entry
- Ability to multitask and work in a fast-paced environment
- Proficient in Microsoft Office Suite (Word, Excel, Outlook) and Quickbooks
- Strong problem-solving and customer relationship management skills
