Duties:
- Oversee and coordinate the maintenance activities of the property
-Occupied work order repairs including, but not limited to plumbing, electrical, drywall, minor carpentry, hvac troubleshooting.
- Develop and implement maintenance procedures and ensure compliance with safety regulations
- Manage and prioritize work orders, ensuring timely completion of tasks
- Conduct regular inspections to identify maintenance needs and address them promptly
- Coordinate with external contractors for specialized repairs or projects
- Monitor equipment performance and recommend improvements or replacements as needed
- Maintain inventory of spare parts and supplies, ensuring availability when needed
- Fabricate or repair equipment as necessary
- Collaborate with Property Manager to ensure smooth operations and minimize downtime
Requirements:
*Must be available for after hours on call
- Proven experience in maintenance supervision or a similar role
- Strong leadership skills, with the ability to motivate and guide a team
- Strong knowledge of HVAC, plumbing, electrical and carpentry
- Excellent problem-solving abilities and attention to detail
- Ability to prioritize tasks and manage time effectively
- Strong communication skills, both verbal and written
- High school diploma or equivalent; additional technical certifications are a plus
-Physical requirements include lifting, bending squatting, stairs and reaching overhead often.
