Sr. PROJECT MANAGER (contract basis, full or part-time)
ForeSite Design & Construction, Inc., established in 1992, is a commercial general contractor, in Gilbert AZ seeking a Sr. Project Manager for management of diverse commercial construction projects in the Phoenix metropolitan area. The term of the contract is ASAP to mid-October.

Traveling is not required.

Simultaneous projects to be managed are typically under $10MM and may include a diverse range of municipal/governmental/industrial facility improvements, renovations, out-of-the-ground buildings, historic preservation/adaptation, park projects, and a wide range of others.

The majority of ForeSite’s work is qualifications-based and negotiated. Project delivery methods are primarily CMAR, Design/Build, and JOC for repeat clients.
Please include chronological employment history, project experience, education, training, and software proficiency. A Project List is desirable.
RESPONSIBILITIES:

Conduct all business timely with the utmost integrity and professionalism.

Assist or create Project CPM schedules.

Collaborate with Superintendents on the day-to-day project needs. Mentor less experienced Superintendents.

Ensure that all project delays are sufficiently documented, and responsible parties are notified of delays.

Collaborate with Superintendents for a recovery plan of lost time in progress schedule.

Enforce Subcontract Agreement and contractually notify Subcontractors of deficiencies.

Enforce Prime Contract and perform all "Contractor” duties as set forth in the Prime Contract Agreement.

Ensure that initial project budgets and all budget modifications are issued to the Accounting Department at required intervals.

Ensure that all contract document revisions (i.e., AIA Owner Change Orders and change orders to subcontractors) are complete and executed each month to prepare accurate monthly forecasts.

Develop each month’s Owner application for payment and verify maximum company cash flow and accurate subcontractor percentages of completion; ensure that all applications for payments are accurate, complete, and submitted on or before established dates.

Review all payments to subcontractors and their lower tier subcontractors and vendors to in conformance with preliminary lien information and percent complete.

EDUCATION:

B.S. degree in Construction Management, Engineering, or related field plus a minimum of 5 years related experience and a minimum of 10 years of experience as a commercial construction Project Manager for a commercial General Contractor.
