RESPONSIBILITIES
Job Summary: As an In-House Maintenance Staff member, you will play a crucial role in ensuring the proper maintenance and upkeep of our mobile home properties. You will be responsible for carrying out various maintenance tasks, coordinating repairs, and ensuring a safe and pleasant living environment for our residents. Your expertise and attention to detail will contribute to the overall success of our property management operations.
· General Maintenance: Perform a wide range of general maintenance tasks, including carpentry, drywall repairs, painting, flooring repairs, and other handyman duties.
· Minor Plumbing: Address minor plumbing issues, including fixing leaks, unclogging drains, and replacing faucets or showerheads. Conduct basic plumbing inspections and recommend repairs as necessary.
· Electrical Repairs: Perform minor electrical repairs such as replacing switches, outlets, and light fixtures. Ensure proper wiring and safety compliance.
· Park Infrastructure Maintenance: Conduct regular inspections and maintenance of park infrastructure, including sewer and water lines, to ensure proper functioning and address any issues promptly.
· Troubleshooting and Repairs: Diagnose and troubleshoot problems related to park infrastructure, sewer lines, and water systems. Perform necessary repairs or coordinate with external contractors for complex or extensive repairs.
· Collaborating seamlessly with fellow team members to ensure efficient task completion and workflow.
· Maintaining accurate records of all maintenance performed, materials utilized, and time expended on each task.
· Participating in on-call rotations for after-hours emergencies, as required.
Qualifications:
· Experience: A minimum of 5 years of experience in general maintenance, showing at least intermediate level knowledge in plumbing, electrical, water, sewage and residential construction.
· Skill set: adequate knowledge of troubleshooting unscheduled services/repairs within the realm of residential structure, plumbing, electrical, water and sewage systems with little or no assistance.
· Problem-solving: Show aptitude in being able to diagnose issues and applying critical thinking skills to provide a solution, as well as, knowing when to ask questions and for help.
· Attention to Detail: An acute attention to detail, ensuring that all repairs and maintenance tasks are executed to the highest quality standards.
· Communication: Excellent communication skills for interacting with residents, property managers, and team members professionally and with a customer-focused approach.
· Time Management: Demonstrated ability to manage time effectively and prioritize tasks to meet deadlines. (Also to have the foresight to communicate when deadlines might need adjusted.)
· Team Player: A collaborative mindset with a willingness to work together and support colleagues to accomplish shared objectives.
Additional Requirements:
· Tools: Must own all necessary day-to-day general maintenance tools.
· Transportation: Must have reliable transportation to travel between properties.
· Background Check: Able to pass a comprehensive background check.
· Legal Status: Must be a US citizen or have a current valid visa.
· Must have high school diploma or GED equivalent.
