Job Description: We are seeking a skilled and experienced Property Maintenance Person with apartment maintenance experience to join our team at this 36 unit subdivision. The ideal candidate will be responsible for performing a variety of maintenance tasks to ensure the efficient operation and upkeep of our apartment communities. This role requires a strong work ethic, attention to detail, and the ability to work independently as well as part of a team.
Responsibilities:
- Routine Maintenance: Perform routine maintenance tasks, including but not limited to HVAC system checks, plumbing repairs, electrical troubleshooting, and appliance maintenance, to ensure the proper functioning of apartment units and common areas.
- Repairs and Renovations: Respond promptly to maintenance requests and repair issues reported by tenants or property management staff, completing repairs accurately and efficiently. Assist with unit turnovers and renovations as needed.
- Preventive Maintenance: Conduct preventive maintenance inspections and tasks according to a regular schedule, identifying and addressing potential issues before they escalate.
- Groundskeeping: Assist with groundskeeping duties, including lawn care, landscaping, snow removal, and trash removal, to maintain the cleanliness and curb appeal of the property.
- Emergency Response: Be available for on-call duty on a rotating basis to respond to after-hours emergency maintenance requests, such as plumbing leaks, electrical outages, or security concerns.
- Inventory Management: Maintain an organized inventory of maintenance supplies, tools, and equipment, and notify management of any replenishment needs in a timely manner.
- Safety and Compliance: Ensure compliance with safety regulations and standards, including OSHA guidelines, and maintain accurate records of maintenance activities and safety inspections.
- Customer Service: Interact professionally with tenants and respond to their maintenance inquiries and concerns in a courteous and timely manner, providing excellent customer service at all times.
- Collaboration: Work collaboratively with property management staff, contractors, and vendors to coordinate maintenance activities and achieve property goals and objectives.
Qualifications:
- Experience: Minimum of 5 years of experience in property maintenance, with a focus on apartment or multifamily residential properties.
- Skills: Proficiency in performing various maintenance tasks, including plumbing, electrical, HVAC, carpentry, and painting. Experience with appliance repair and troubleshooting is desirable.
- Certifications: Relevant certifications or licenses in maintenance-related fields (e.g., HVAC certification, plumbing license) are preferred but not required.
- Physical Stamina: Ability to lift heavy objects, climb ladders, and perform physically demanding tasks for extended periods.
- Problem-Solving Skills: Strong problem-solving abilities and the ability to diagnose and resolve maintenance issues effectively and efficiently.
- Communication Skills: Good communication skills, both verbal and written, with the ability to interact professionally with tenants, colleagues, and contractors.
- Team Player: Willingness to work collaboratively as part of a team, demonstrating flexibility and a positive attitude.
